All MK listings are photographed to capture the property’s unique benefits and features. Neighborhood photos are also taken to highlight the lifestyle amenities that it offers to prospective residents. These high-quality, digital photos will be used in virtual tours, internet listings, all print publications and ads.
Step 2: Virtual Tour
Virtual tours provide prospective buyers an opportunity to take a thorough glance at the features of a property without having to step inside. This marketing tool helps to spark interest in a property and bring more serious buyers knocking. These photos highlight a home’s best features and the neighborhood’s amenities. Virtual tours are accessible through several websites.
Step 3: Internet
Once a listing is entered into the MRIS database, it becomes available to all Realtors in the Washington Metro Region and featured on many websites, giving it world-wide exposure. All sites have direct links to the virtual tour.

MK advantage
Each week, the MK advantage list is emailed to hundreds of prospective buyers highlighting DC's newest listings. All exclusive MK listings are featured above the rest, with a direct link to the MRIS listing and virtual tour. All open house info is clearly posted.
Step 4: Brochures
MK’s in-house graphic design team customizes each full-color brochure using high-quality digital photos to impress upon the features of each home and make it stand out to prospective buyers. Brochures are well-designed, succinct publications that buyers may take with them for future reference on a property.
Postcards & Direct-mail campaigns
Large, full-color postcards that highlight the specifications and benefits of a property, plus open house schedules are sent to neighbors and other prospective buyers on the first day it becomes an active listing in MRIS.
Print Ads
Print ads are a great way to spread the news that a home is for sale and to inform buyers of an upcoming open house. All MK listings are featured in the Washington Post and other select publications as needed.

Step 5: Accessibility
Lockbox
Accessibility is essential to getting a home sold. With the seller’s approval, a lockbox is placed on the property allowing Realtors access anytime throughout the day for showings. Showing times may be restricted to meet the seller’s needs.
L&F Sign
With the approval of the seller(s) and any applicable board(s) or association(s), a Long & Foster sign will be placed on the property to alert prospective buyers that it is for sale. The sign provides phone numbers for buyers to call for property specifications, open house info, or to schedule a private showing.
Open House
MK Grand Openings are an invaluable resource to getting homes sold. Buyers, Realtors and neighbors alike frequent open houses every weekend. Since open houses allow access to a property without needing an appointment, they are a great way to maximize a home’s exposure by opening its doors to the public. All MK listings will have at least 1 public open house and 1 broker’s open (an exclusive preview for Realtors & qualified buyers).
